Retiring in North Cyprus: The Best Areas and Projects for Your Retirement (2026)
Warm winters, a relaxed pace of life, English widely spoken and property that costs a fraction of what it does in much of Europe — it is easy to see why North Cyprus has become a popular place to retire, especially for British and northern European buyers. But the right location matters more in retirement than at any other stage of life. Distance to a hospital, the steepness of the streets, the community around you and whether a project is already finished all make a big difference. This guide compares the main areas and gives practical examples of projects that suit a retirement lifestyle.
Why retirees choose North Cyprus
- Climate: around 300 sunny days a year and about 3,400 hours of sunshine — roughly twice as much as London or Berlin. In January, Kyrenia averages about 14°C by day.
- Familiar everyday life: traffic drives on the left, sockets are the UK three-pin type and English is widely spoken in the main towns.
- Lower living costs: housing, property tax, electricity at normal use and fuel are considerably cheaper than in the UK or Germany.
- Access: Ercan Airport opened a new terminal in 2023, with international connections via Turkey. Larnaca Airport in the south can also be reached through a border crossing.
Residence permits for retired property owners
North Cyprus simplified its residence rules for property owners in 2025. According to reports from local legal and property sources:
- Owners with a title deed (koçan) can apply for a five-year residence permit without proof of income.
- Buyers who hold a sales contract stamped by the Tax Office can receive a permit of up to five years, with income of at least one minimum wage a month or equivalent savings.
- Owners aged over 60, and their spouses over 60, are exempt from the residence permit: they register with the Immigration Department and receive a free five-year exemption certificate.
- For applicants over 60, the health report is not required.

Healthcare: the hospitals that matter
For retirees, access to good healthcare is often the deciding factor. The main hospitals are:
- Dr. Suat Günsel University of Kyrenia Hospital (Kyrenia) — a private university hospital with around 150 beds, opened in 2016, including cardiovascular surgery.
- Near East University Hospital (Nicosia) — a large private university hospital with 209 single rooms, eight operating theatres and a 30-bed intensive care unit.
- Near East University Hospital Yeniboğaziçi (Famagusta area) — opened in 2022 with 24-hour emergency care, intensive care and dialysis; the closest major private hospital for Iskele and Long Beach.
- Dr. Burhan Nalbantoğlu State Hospital (Nicosia), Dr. Akçiçek State Hospital (Kyrenia) and Famagusta State Hospital — the main public hospitals.
Private health insurance is available locally, and residence permits require state health insurance. We recommend that retirees choose an area within roughly 30 minutes of a hospital.
The best areas to retire in North Cyprus
Kyrenia (Girne) town
The historic harbour, shops, restaurants, banks, clinics and the Dr. Akçiçek State Hospital are all close together, and the private University of Kyrenia Hospital is nearby. Kyrenia suits retirees who want everything within a short drive and do not mind a busier, more urban setting. Parts of the town are hilly, so check the walk to shops and the parking before you buy.
Alsancak and Lapta
West of Kyrenia, these are among the longest-established areas for British residents, with restaurants, supermarkets, social clubs and English-speaking services. The Royal British Legion has an active Kyrenia branch, and St Andrew’s Anglican Church in Kyrenia has served the English-speaking community since 1913. Lapta in particular has steep, winding lanes, so mobility and a car are important considerations.
Bellapais, Çatalköy and Ozanköy
Just east of Kyrenia, these villages offer mountain and sea views, quieter surroundings and quick access to the town. Bellapais, with its Gothic abbey, is one of the most picturesque villages on the island. Expect hillside homes, which offer great views but mean more slopes and steps.
Esentepe
Around 30 minutes east of Kyrenia, Esentepe combines a long, natural coastline with beachfront developments and the Korineum Golf & Country Club — the only 18-hole championship golf course in North Cyprus. It suits active retirees who want a calm, green setting by the sea while staying within reach of Kyrenia’s shops and hospitals.
Tatlısu
Further east along the Kyrenia coast, Tatlısu is quieter still, with a relaxed village atmosphere and large resort-style projects close to the sea. It is a good choice for those who prioritise peace, sea views and on-site facilities over nightlife.
Iskele, Long Beach and Boğaz
On the east coast, Iskele is home to Long Beach, one of the island’s best-known sandy beaches, and a fast-growing choice of new developments with shops, restaurants and a promenade. The terrain is flat and easy to walk, which is a real advantage in later life, and the Near East University Hospital Yeniboğaziçi is within a short drive. Famagusta, with its old town and universities, is also nearby.

Your pension in North Cyprus
- UK State Pension: GOV.UK states that the State Pension increases every year if you live in the EEA or a country with a social security agreement, and Cyprus is included. GOV.UK does not mention North Cyprus separately; pensioners living in the north are generally reported to receive the annual increases, but confirm your case with the International Pension Centre.
- German pension: Deutsche Rentenversicherung can pay pensions to North Cyprus. Because EU rules apply only in the south, the north is treated as a country without a social security agreement, and you will usually need to send an annual life certificate. Non-German nationals may face reductions in some cases, so ask the Deutsche Rentenversicherung before you move.
- Tax: whether your pension is taxed in North Cyprus, at home or both depends on your tax residence. Speak to a tax adviser in both countries.
A practical checklist before you buy
- Visit in winter as well as summer, and try the daily routes you will use: shops, pharmacy, hospital and airport.
- Prefer ground-floor units or buildings with lifts, and check the slope of the street.
- Choose completed projects, or developers with a clear record of delivering on time.
- Ask about the annual maintenance fee and what it includes.
- Use an independent lawyer, and check the title deed status and purchase permit timeline.
- Plan residence, health insurance and pension paperwork before the move.
