Why Europeans Are Buying Property in North Cyprus in 2026: 8 Reasons to Make the Move

Imagine a January morning with 14°C, sunshine on your terrace and the Mediterranean in front of you, while friends at home are scraping ice off their windscreens. For a growing number of Germans, Britons, Dutch, Scandinavians and other Europeans, this is no longer a holiday dream but a realistic plan. North Cyprus offers sea-view homes at prices that have long disappeared in most of Europe, very low running costs and, since October 2026, a clear route to a residence permit of up to ten years for property owners. Here are eight reasons why so many Europeans decide to buy property in North Cyprus in 2026, and how to turn that decision into the right home.

1. Sunshine almost all year round

North Cyprus enjoys around 300 sunny days and about 3,400 hours of sunshine a year. That is roughly twice as much as Berlin (about 1,760 hours) or London (about 1,530 hours). In January, Kyrenia averages about 14°C during the day, and the sea is warm enough for swimming from May to November. For many Europeans this is the first and strongest reason: more light, more time outdoors and a healthier rhythm of life.

2. A sea-view home at a fraction of European prices

For the price of a small city apartment in Munich, London or Amsterdam, you can often buy a modern apartment with a sea view and a shared pool, or a villa with a garden in a village setting. Studios in some beachfront resort projects start from around £135,000, and many new developments are sold in pounds or euros with interest-free payment plans directly from the developer. This makes a Mediterranean home possible for buyers who would never find something comparable in Spain, Italy or southern France at the same budget.

3. Running costs that feel almost unreal

Owning a home in North Cyprus is remarkably inexpensive. Instead of a property value tax, municipalities charge a small yearly fee based on floor area, which for a typical apartment is only a few euros a year. Compare that with an average of £2,392 a year for Band D council tax in England, or several hundred euros of Grundsteuer in many German cities. Household electricity starts at around €0.10 per kWh in the lowest band, against an average of 37 cents in Germany, and the mild winters mean that heating is needed for only a few weeks. Our cost of living comparison with Germany and the UK shows the figures in detail.

4. Clear and predictable purchase costs

The costs of buying are clearly defined. Foreign buyers pay a title deed transfer fee of 9% (for a first property, 6% when the sales contract is registered and 3% at the transfer), stamp duty of 0.5% on the contract value and, on new-build homes bought from a developer, 5% VAT. There is no annual wealth tax on property. Knowing the full cost from the start lets you plan your budget with confidence. Our guide to the tax advantages for EU citizens explains every item.

5. A residence permit of up to ten years

Since October 2026, North Cyprus offers one of the most attractive residence routes in the Mediterranean for property owners. Owners with a title deed can receive a residence permit of up to ten years without proof of income when their properties are worth £300,000 or more in total, and up to five years without proof of income below that (Official Gazette No. 193). Spouses and children can receive family permits of up to ten years, and owners aged over 60 can register for a free five-year exemption certificate. All details are in our guide to the North Cyprus 10-year residence rules.

6. Easy to reach, easy to settle in

Citizens of the EU, the United Kingdom and Switzerland can visit North Cyprus without a visa. Ercan Airport opened a new terminal in 2023 and is well connected through Istanbul and other Turkish airports, and Larnaca Airport in the south is a convenient alternative via a border crossing. Once you arrive, everyday life feels familiar: English is widely spoken, traffic drives on the left, and distances are short, with Kyrenia only about half an hour from Nicosia. Established international communities, clubs and English-speaking services make it easy to build a new social circle quickly.

7. A Mediterranean lifestyle with real quality

North Cyprus combines a relaxed pace of life with everything you need for a comfortable stay. Think of the historic harbour of Kyrenia, the Gothic abbey of Bellapais, the long sandy beach of Iskele, the unspoilt Karpaz peninsula and the Korineum Golf & Country Club, the only 18-hole championship golf course in North Cyprus. Fresh local food, friendly neighbours and evenings on the terrace become part of daily life. For healthcare, private university hospitals in Kyrenia, Nicosia and near Famagusta offer modern facilities, which is especially important for retirees. 8. A home that can also earn for you

Many European buyers use their home for part of the year and rent it out for the rest. Demand comes from holidaymakers, from international students at the large universities and from professionals moving to the island. Numbeo estimates the gross rental yield in Kyrenia at around 8.5% a year, and resort projects with on-site management make letting simple even when you are back home. A property that pays part of its own costs is a strong argument for buying rather than renting.

Where Europeans like to buy

Each region has its own character, and the right choice depends on how you want to live:

  • Kyrenia, Alsancak and Lapta: the heart of the established international community, with the harbour, restaurants, shops, clinics and English-speaking services close by.
  • Bellapais, Çatalköy and Ozanköy: quiet villages with mountain and sea views, just a few minutes from Kyrenia.
  • Esentepe: a long, natural coastline, beachfront communities such as Maldives Homes and Pearl Island Homes, and the Korineum golf course.
  • Tatlısu: peaceful coastal living in large resort-style projects like Hawaii Homes.
  • Iskele and Long Beach: flat, easy walking, a sandy beach and modern developments such as Querencia Long Beach and Ocean Life.

Frequently asked questions

Can EU citizens buy property in North Cyprus?

Yes. EU citizens, like other foreign buyers, can buy property with the permission of the Council of Ministers, and the title deed is registered in their own name. Under Decree-Law 119/2026, a foreign buyer can own up to three apartments, or one detached house on up to 3,300 m² of land, or two two-storey villas within a residential site.

Do I need to live in North Cyprus to own a home there?

No. Many Europeans use their home as a holiday residence for a few months a year and rent it out the rest of the time. If you want to stay longer, property ownership gives you a route to a residence permit of up to ten years.

Can I buy without travelling to North Cyprus several times?

Yes. Many buyers visit once to view homes and sign, and then complete the rest of the process from home with a power of attorney, while our team keeps them updated at every step.

In which currency are properties priced?

Most properties are priced in British pounds or euros, and many developers offer interest-free payment plans. This makes it easy for European buyers to plan in a currency they know.
