Cost of Living in North Cyprus vs Germany and the UK: A Complete 2026 Comparison
Rising energy bills, high rents and long, grey winters are three of the most common reasons people from Germany and the United Kingdom start looking at a life in the Mediterranean. North Cyprus is often described as “much cheaper”, but how much cheaper is it really, and where is the difference biggest? We compared the latest available figures for Kyrenia (Girne), the most popular area for foreign residents, with Berlin, Munich, London and Manchester.
All figures were collected in September 2026. North Cyprus uses the Turkish lira, which has high inflation, so lira prices rise regularly. Conversions use the exchange rate of 24 September 2026 (1 EUR ≈ 55.8 TL, 1 GBP ≈ 64.7 TL). Treat every figure as an indication, not a quote.
Housing: the biggest difference
Rent is where the gap is largest. According to Numbeo, a one-bedroom apartment in the centre of Kyrenia costs around €619 (about £533) per month. The same type of apartment costs about €1,316 in Berlin, €1,513 in Munich, £1,355 in Manchester and £2,155 in London. Numbeo’s own comparison puts rents in Berlin at roughly double Kyrenia, and in London at almost four times as much.
Buying follows a similar pattern. Many new apartments in North Cyprus are sold in British pounds with interest-free payment plans, and studios in some beachfront resort projects start from around £135,000 — a price that would buy very little in London or Munich. Two points stand out. Groceries are clearly cheaper in North Cyprus — Numbeo estimates Berlin grocery prices about 42% higher and London about 53% higher. Eating out, on the other hand, is not always cheaper: an inexpensive meal in Kyrenia can cost about the same as in Berlin, because restaurant prices follow tourism and imported ingredients.
A fair warning: the Kyrenia data on Numbeo comes from a relatively small number of contributors, and many of the prices were entered before the latest round of lira inflation. Use it to understand the scale of the difference, not as an exact budget.
Energy: electricity, heating and gas
Electricity
Household electricity in North Cyprus is supplied by KIB-TEK and priced in bands: the more you use, the higher the price per unit. From 1 February 2026 the first band (up to 250 kWh a month) cost 4.80 TL per kWh (about €0.09), and tariffs were raised by a further 22% from June 2026, which puts the first band at roughly €0.10–0.11 and the highest band at around €0.30 per kWh. If you keep your monthly use in the lower bands, electricity in North Cyprus is much cheaper than in Germany or the UK. Heavy summer air-conditioning pushes you into the higher bands, so good insulation and an efficient inverter system make a real difference.
Heating and gas
North Cyprus has no mains gas network. Most homes are heated with inverter air-conditioning units, which work as heat pumps, and many households use bottled gas for cooking. A 10 kg gas cylinder cost 815 TL (about €14.60) from May 2026. In Germany the average household gas price was around 12 cents per kWh in August 2026, and the UK price cap for gas is 7.97p per kWh plus a daily standing charge.
The bigger saving is the climate itself. Winters are short and mild, so heating is needed for only a few months, and on many winter days not at all.

Property tax and local charges
This is one of the clearest savings. In England, average Band D council tax for 2026/27 is £2,392 per year. In Germany, after the 2025 property tax reform, a study for the owners’ association Haus & Grund found an average of about €850 per year in Berlin for a sample 126 m² house, ranging from about €258 to €1,377 depending on the city. In North Cyprus, the annual municipal property tax is based on floor area and is typically only a few euros per year for an apartment, with separate municipal service charges that local sources estimate at a few hundred lira per month. Please confirm the current figures with your local municipality.
Healthcare
In Germany, statutory health insurance costs 14.6% of gross salary plus an average additional contribution of 2.9% in 2026 — 17.5% in total, shared between employee and employer. In the UK, the NHS is free at the point of use for residents. In North Cyprus, residents usually combine the state system with private insurance; private policies are generally quoted at around £500–£1,200 per year depending on age and cover, and a private specialist visit at around £30–£50. These private-sector figures are estimates, so request personal quotes before you move.

The inflation question
Annual inflation in North Cyprus was 37.7% in August 2026, according to the TRNC Statistical Institute. Local prices in lira therefore rise quickly. For someone earning or receiving a pension in euros or pounds, a weaker lira has partly offset these increases, and most property prices and many rents are set in pounds or euros. The honest summary: North Cyprus remains considerably cheaper for housing, energy, property tax and fuel, but day-to-day prices move faster than you may be used to, so build a buffer into your budget.
Practical ways to keep your costs low
- Stay in the lower electricity bands: choose an energy-efficient inverter air-conditioning system, good insulation and shading, and use timers in summer.
- Use the sun: solar water heaters are common across Cyprus and can cover much of your hot water for most of the year.
- Buy local and seasonal: local fruit, vegetables, bread and dairy are good value; imported brands are where supermarket bills rise.
- Check what the maintenance fee includes: in managed complexes it may cover pools, gardens, security and communal electricity, so compare projects on the total monthly cost, not just the price.
- Keep a currency buffer: if your income is in euros or pounds, plan for lira prices to change during the year.
