Why Buy Property in North Cyprus in 2026? 7 Reasons and What to Check First

North Cyprus has become one of the most talked-about property markets in the Eastern Mediterranean. Buyers from the UK, Germany, Scandinavia, Turkey, the Middle East and Iran are drawn by the climate, the coastline and prices that are still far below most of Western Europe. But a good decision needs more than enthusiasm. This article sets out seven solid reasons why 2026 is a sensible time to buy, followed by the checks that protect you as a buyer. We think an honest picture helps you buy with confidence.

Modern luxury home in North Cyprus – reasons to buy property today

This article is general information, not legal or financial advice. Property laws in North Cyprus changed in 2025 and again in 2026. Always confirm the current rules with an independent lawyer before you sign.

Reason 1: Prices are still well below Western Europe

For the price of a small city apartment in much of Germany, the UK or the Netherlands, buyers in North Cyprus can often find a modern apartment with a sea view and a shared pool, or a villa with a garden in a village setting. Running costs such as annual property tax are also low. For many buyers the difference in price is the first thing that makes a Mediterranean home possible at all. Our cost of living comparison shows how everyday costs compare as well.

Reason 2: Purchase costs became lower and clearer in 2025

Since 15 May 2025, the title deed transfer fee for foreign buyers is 9% of the declared value, down from the previous total of 12%. For a first property, 6% is paid when the sales contract is registered and 3% on transfer; the split is different for a second or third property. Stamp duty (0.5%) and VAT on new builds are added to this. Knowing the full cost in advance makes budgeting much easier. You can see the complete breakdown in our Buyer’s Guide and our tax guide for EU buyers.

Cost itemTypical amount (2026)When it is paid
Title deed transfer fee (foreign buyer, 1st property)9% in total: 6% + 3%6% at contract registration, 3% at transfer
Stamp duty0.5% of the contract valueWithin 21 days of signing
VAT (new builds from a developer)Usually 5%On transfer or as agreed in the contract
Lawyer’s feesAgreed individuallyDuring the purchase
Permission to purchase (PTP)Application feeAfter signing, handled by your lawyer

Reason 3: Easier residency for property owners

Residency rules for property owners were relaxed in 2025. Foreign owners who hold a title deed in their own name can now apply for a residence permit of up to five years without the previous minimum income requirement. Owners who have a sales contract stamped by the Tax Office but no title deed yet can receive a permit of up to five years, with proof of income or equivalent savings, once at least one third of the price is paid. Owners over 60, and their spouses over 60, are exempt from the residence permit and receive a free five-year exemption certificate. For retirees and remote workers in particular, this makes a long stay much more practical. Our retirement guide and our Legal & Residency service page explain the process.

Reason 4: Better air connections since the new Ercan terminal

Ercan International Airport opened a new terminal and runway in July 2023. The new terminal is several times larger than the old one and is designed for around 10 million passengers a year. Direct flights go mainly to Turkey, with frequent onward connections to Europe, the Gulf and beyond. Many visitors also fly into Larnaca in the south and cross by road. Easy access matters both for owners who visit often and for holiday rental guests.

Reason 5: A lifestyle that is hard to match

North Cyprus has long, warm summers, mild winters and a coastline that is still largely unspoilt, from the harbour town of Kyrenia to the quiet bays of Esentepe and Tatlısu and the long sandy beach of Iskele. Daily life is relaxed, English is widely spoken in the main expat areas, and there are good private schools, hospitals and restaurants. For families, our guide to the best family-friendly areas compares the regions in detail.

Reason 6: Clear rules for foreign buyers in 2026

The current rules are set by Decree-Law 89/2026, published in the Official Gazette on 7 August 2026, which replaced the May 2026 decree (63/2026). With Council of Ministers approval, a foreign individual can acquire up to three apartments, or one detached house on up to 3,300 m² of land, or two two-storey villas within a residential site, and citizens of countries that recognise the TRNC and grant reciprocal rights have higher limits. The decree also offers a right-of-use certificate for buyers above the limit. These rules add some paperwork, but they make the legal framework clear, and your lawyer can tell you exactly what applies in your case.

Reason 7: Rental demand from students, tourists and long-stay guests

North Cyprus is home to several large universities with many international students, and tourism continues to grow. This supports rental demand in university towns such as Famagusta and Nicosia, and holiday demand on the coast, especially in Kyrenia and Iskele. Rental income depends heavily on location, season and management, so it is best to ask for realistic occupancy figures for the exact building rather than relying on general promises. Rental income is also taxed; see our tax guide for the current rates.

Before you buy: the checks that protect you

Every market has risks, and a careful buyer checks the following points before paying a deposit:

  • Title deed type. Ask your lawyer to confirm the history and type of the title deed of the land. This is the single most important check in North Cyprus.
  • Permission to purchase (PTP). Foreign buyers need approval from the Council of Ministers. It is normally granted, but it takes time, and the new 2026 limits apply.
  • An independent lawyer. Choose a lawyer who works only for you, not for the seller or developer.
  • Building permits and completion. For off-plan homes, check the building permit, the payment plan and what happens if the project is delayed.
  • International recognition. The TRNC is recognised only by Turkey. This does not stop you owning and using a home, but it affects matters such as consular support, some banking services and how your home country treats your income. Get advice in your home country as well.

How the buying process works, step by step

The purchase process in North Cyprus is straightforward once you know the order of the steps. A typical purchase looks like this:

  • 1. Shortlist and view. Decide on the area and budget, then view homes in person or by video call. Visiting at different times of day tells you a lot about the neighbourhood.
  • 2. Reservation. A small reservation deposit takes the property off the market while your lawyer carries out checks. Make sure the conditions for a refund are written down.
  • 3. Legal checks. Your independent lawyer checks the title deed, the planning and building permits, any debts or mortgages on the land and, for new builds, the developer’s obligations.
  • 4. Sales contract. The contract sets out the price, payment plan, completion date and specifications. It is signed and then registered at the Land Registry, which protects your purchase.
  • 5. Stamp duty and the first part of the transfer fee. Stamp duty is paid shortly after signing, and for a first property 6% of the transfer fee is paid when the contract is registered.
  • 6. Permission to purchase. Your lawyer applies to the Council of Ministers on your behalf. You can usually use the property while the application is processed.
  • 7. Title deed transfer. Once permission is granted and the property is complete, the title deed is transferred into your name and the remaining 3% is paid.

The whole process can take several months, mainly because of the permission to purchase. A good lawyer and a well-organised agent keep you informed at every stage, so there are no surprises.
