Buying an Apartment in North Cyprus (2026): Types, Best Areas and Rules for Foreign Buyers
An apartment is the most popular way to buy property in North Cyprus. It is easy to own from abroad, simple to rent out and often comes with a pool, gardens and on-site management. Whether you want a holiday home by the sea, a base for retirement or an investment that earns rental income, there is an apartment for almost every plan and budget. This guide explains the main apartment types, the best areas, what foreign buyers can own under the 2026 rules and the checks that make the purchase smooth.

Why buy an apartment in North Cyprus?
- Lock up and leave: the site team looks after the pools, gardens and security while you are abroad.
- Resort facilities: many new projects include pools, a gym, a spa, restaurants and direct beach access.
- Strong rental demand: holidaymakers, international students and professionals keep apartments in demand all year.
- Interest-free payment plans: developers often spread the price over the construction period.
- Low running costs: the annual municipal property tax is based on floor area and is very low compared with most of Europe.
The main apartment types
- Studio: one open living and sleeping area with a kitchen and bathroom, a popular choice for holiday lets and student rentals.
- 1+1 and 2+1: in North Cyprus the number of bedrooms comes first and the living room second, so a 2+1 has two bedrooms and one living room.
- 3+1 and family apartments: more space for families who live in North Cyprus all year or spend long holidays here.
- Garden apartment: a ground-floor apartment with its own terrace or garden, ideal for families and pet owners.
- Penthouse: the top floor, often with a large roof terrace and the best sea views in the building.

The best areas for an apartment
- Iskele and Long Beach: large resort projects on a long sandy beach, the first choice for holiday homes and rental income.
- Boğaz: a small harbour town north of Long Beach with new resort-style projects and calm sea views.
- Esentepe: sea-view projects on a green coastline east of Kyrenia, close to the 18-hole Korineum Golf & Country Club.
- Kyrenia: apartments close to the historic harbour, shops, schools and hospitals, ideal for living here all year.
- Famagusta: a university city with year-round demand from students and staff.

What foreign buyers can buy in 2026
Foreign buyers need permission to purchase from the Council of Ministers before the title deed is transferred into their name. Under Decree-Law 119/2026, published in the Official Gazette (No. 196) on 6 October 2026, a foreign individual can acquire up to three apartments. Your lawyer checks that your purchase fits these limits before you sign.
The purchase costs are the same as for any other home: a 9% transfer fee for foreign buyers (for a first property, 6% when the contract is registered and 3% at the title deed transfer), 0.5% stamp duty and usually 5% VAT on new builds bought from a developer. Every step is explained in our complete guide on how to buy property in North Cyprus.

Smart checks before you buy an apartment
- Ask your independent lawyer to check the title of the land, the building permit and any debts registered on the project.
- Ask whether the project will have a separate title deed for each apartment and when it is expected.
- Find out what the annual site maintenance fee covers, such as pools, gardens, security and cleaning.
- Check the floor, the direction of the balcony and whether your sea view is likely to stay open.
- For off-plan apartments, make sure the contract states the delivery date, the specification and the payment plan.
- Register the sales contract at the Land Registry within one month, as required by Decree-Law 119/2026, and pay the 0.5% stamp duty.

Apartment or villa?
An apartment is easier to lock and leave, needs less maintenance and is usually simpler to rent out, while a villa offers more space, privacy and a garden of your own. Many buyers start with an apartment in a resort and later add a villa when they spend more time on the island. If you are dreaming of more space, read our guide to buying a villa in North Cyprus.
