Buying an Apartment Near University in North Cyprus: A 2026 Guide for Parents
Every year thousands of international students start a degree in North Cyprus, and many of their parents ask us the same question: should we keep paying rent for four or more years, or buy a small apartment near the university instead? There is no single right answer, but for many families buying has become a smart way to give their child a safe home, keep an asset at the end of the degree and even open a route to residency for themselves. This guide explains where students actually live, how buying works for foreign parents and what to think about before you decide.

Where students live: the three biggest universities
Most international students choose one of three large universities, and each one shapes the housing market around it:
- Eastern Mediterranean University (EMU), Famagusta: a large, mainly English-medium university in a historic walled city. Districts close to the campus, such as Sakarya and Karakol, have strong student rental demand all year. Read our Eastern Mediterranean University guide.
- Near East University (NEU), Nicosia: a private university founded in 1988 with one of the widest ranges of programmes in the region, including medicine and dentistry, and a large teaching hospital. Students live across Nicosia, the capital. See our Near East University guide.
- Cyprus International University (CIU), Haspolat: about 5 km from central Nicosia and around 15 minutes from Ercan Airport. CIU has 18 dormitory buildings on campus for about 2,800 students, and many older students move to apartments in Nicosia, Gönyeli or Hamitköy. See our Cyprus International University guide.
Renting or buying: how to compare
Dormitories are a good, simple start for the first year. From the second year on, many students prefer a private apartment with more space and quiet for studying. At that point the comparison is simple: add up the rent for the remaining years of the degree, then compare it with the total cost of buying, including the purchase costs listed below.
Buying usually makes the most sense when:
- the degree is long, for example medicine, dentistry or pharmacy, or a younger sibling will follow later;
- you would like a home of your own when you visit, instead of hotels;
- you plan to keep the apartment after graduation and rent it out, or sell it later.
Renting is often better for a short programme, or if you are not yet sure in which city your child will settle.
A home for the family, and a route to residency
Students receive their own student residence permit through the university. Parents who buy can benefit too: since October 2026, owners with a title deed can receive a residence permit of up to ten years without proof of income when their properties are worth £300,000 or more in total, and up to five years without proof of income below that. For many families this means a parent can spend long periods with their child, legally and comfortably. Read the full details in our guide to the North Cyprus 10-year residence rules.
How buying works for foreign parents
The legal process is the same as for any foreign buyer, and most of it can be done from abroad with a power of attorney:
- Choose the property and appoint an independent lawyer who works only for you.
- Your lawyer checks the title deed, the permits and, for off-plan homes, the developer and the payment plan.
- Sign the sales contract and pay stamp duty of 0.5% of the contract value. The contract is registered at the Land Registry, normally within 21 days, which protects your purchase.
- Your lawyer applies for the permission to purchase from the Council of Ministers. In most cases your child can move in while you wait.
- The transfer fee for foreign buyers is 9% in total: for a first property, 6% at contract registration and 3% when the title deed is transferred into your name.
Every step, cost and deadline is explained in our guide to buying property in North Cyprus.

Where to look
For EMU, the most practical choice is Famagusta itself, close to the campus. Families who prefer a resort lifestyle with sea views often look at Long Beach in Iskele, about 20 minutes from Famagusta, where projects like Ocean Life and Querencia Long Beach offer apartments with pools, gyms and on-site facilities. For NEU and CIU, look at Nicosia and the nearby districts mentioned above. Our area-by-area guide to North Cyprus compares the regions in more detail.
After graduation
When the degree is finished, you can keep the apartment for family visits, rent it out to the next generation of students and staff, or sell it. Demand near the big universities is steady, because every year a new group of students arrives. Numbeo estimates the gross rental yield in Kyrenia at around 8.5% a year; the actual return near each campus depends on the location, the building and its management.
Frequently asked questions
Can a student buy property in North Cyprus?
Yes. Foreign individuals, including students, can buy property with permission from the Council of Ministers, within the limits set in 2026. Many families buy in a parent’s name instead, so the parent can use the property for residency.
Can my child live in the apartment before the title deed is transferred?
In most cases, yes. Once the sales contract is registered at the Land Registry, the property can usually be used or rented out while the permission to purchase is processed. Confirm this with your lawyer for your specific purchase.
Do we need to be in North Cyprus to buy?
No. With a power of attorney, your lawyer can complete most of the process while you are abroad. Many families visit once to view homes and sign, and our team keeps you updated at every step.
Is it better to buy near the campus or in a resort?
Near the campus is best for daily student life and for renting to students later. A resort apartment suits families who will also use it for holidays. The best choice depends on how your family plans to use the home after graduation.
