Buying a Villa in North Cyprus (2026): Types, Best Areas and Rules for Foreign Buyers
A villa is the dream for many people who buy property in North Cyprus: your own garden, a private or shared pool, space for family and friends, and often a view of the sea or the mountains. North Cyprus is one of the few places in the Mediterranean where a modern villa is still within reach for many international buyers. This guide explains the main types of villa, the best areas, the 2026 rules for foreign buyers and the checks that make a villa purchase smooth from start to finish.

Why choose a villa in North Cyprus?
- Space and privacy: a villa gives you a garden, terraces and room to grow, which an apartment rarely can.
- Outdoor living almost all year: with around 300 sunny days a year, the terrace and the pool become your living room for most of the year.
- Room for family and guests: children, grandchildren and friends can stay comfortably, which matters when your family lives abroad.
- Strong holiday rental demand: villas with a private pool are among the most popular holiday homes with visitors from Europe.
- Low running costs: the annual municipal property tax is based on floor area and is very low compared with most of Europe.
The main types of villa
- Detached villa: a stand-alone house on its own plot, usually with a private garden and often a private pool. It offers the most privacy and freedom.
- Semi-detached or twin villa: two homes that share one wall. They offer most of the comfort of a detached villa with a smaller garden and less maintenance.
- Villa in a residential site: villas inside a managed complex with shared pools, landscaped gardens, security and on-site services. They are ideal if you spend part of the year abroad or want to rent out the home.
- Bungalow: a single-storey villa without stairs, popular with retirees and with families who have small children.

The best areas for a villa
- Kyrenia, Alsancak and Lapta: green hillsides between the mountains and the sea, the established international community and short drives to the harbour, schools and hospitals.
- Çatalköy and Esentepe: larger plots, open sea views and a quieter setting east of Kyrenia, with the 18-hole Korineum Golf & Country Club in Esentepe.
- Tatlısu: a calm coastal village further east with wide sea views and new resort-style villa projects.
- Iskele and Boğaz: mostly resort apartments, with some villas close to the long sandy beach and good rental demand in summer.

What foreign buyers can buy in 2026
Foreign buyers need permission to purchase from the Council of Ministers before the title deed is transferred into their name. Under Decree-Law 119/2026, published in the Official Gazette (No. 196) on 6 October 2026, a foreign individual can acquire one detached house on up to 3,300 m² of land, or two two-storey villas within a residential site, or one plot of building land of up to 1,338 m² with a single house. Your lawyer checks that your purchase fits these limits before you sign.
The purchase costs are the same as for any other home: a 9% transfer fee for foreign buyers (for a first property, 6% when the contract is registered and 3% at the title deed transfer), 0.5% stamp duty and usually 5% VAT on new builds bought from a developer. Every step is explained in our complete guide on how to buy property in North Cyprus.

Smart checks before you buy a villa
- Ask your independent lawyer to check the title deed of the land, the plot boundaries and any debts registered on the property.
- Make sure the villa has a building permit and, for a finished home, a completion certificate.
- Check the zoning around the plot, so you know whether your sea view is likely to stay open.
- Look at the access road, mains water, electricity and solar water heating.
- Ask what it costs to maintain the garden and the pool, and in a residential site, what the annual service charge covers.
- Register the sales contract at the Land Registry within one month, as required by Decree-Law 119/2026, and pay the 0.5% stamp duty.
Villa or apartment?
An apartment is easier to lock and leave and usually needs less maintenance, while a villa offers more space, privacy and outdoor living. Many buyers who spend several months a year in North Cyprus, or who move here with their family, choose a villa. Buyers who want a simple holiday home often start with an apartment in a resort with a pool and on-site management. Frequently asked questions
Can foreigners buy a villa in North Cyprus?
Yes. With permission from the Council of Ministers, a foreign individual can buy one detached house on up to 3,300 m² of land, or two two-storey villas within a residential site. Your lawyer handles the application.
Can I use the villa before the title deed is transferred?
In most cases, yes. Once the sales contract is registered at the Land Registry, you can usually move in or rent out the home while the permission to purchase is processed.
Does owning a villa help with residency?
Yes. Title deed owners whose properties are worth £300,000 or more in total can receive a residence permit of up to ten years without proof of income, and up to five years below that amount.
Are villas good for rental income?
Villas with a private pool are very popular with holiday guests from Europe, especially in summer. A local management company can look after guests, cleaning, the garden and the pool while you are away.
