Beachfront Property in North Cyprus (2026): Wake Up to the Mediterranean Every Morning
North Cyprus has some of the cleanest and least crowded coastline in the Mediterranean, with more than 300 sunny days a year and a sea that stays warm well into autumn. That is why a home by the sea is the first wish of most international buyers. This guide explains the types of seaside property, the best coastal areas, what to check before you buy and what foreign buyers can own under the 2026 rules, so you can choose a beachfront or sea-view home with confidence.

Why buy a seaside property in North Cyprus?
- A long beach season: you can swim from May to November and enjoy mild, sunny winters.
- Unspoiled coastline: long sandy beaches, quiet coves and green hills that are still free of mass tourism.
- Resort living: many coastal projects include pools, a spa, a gym, restaurants and a private beach area.
- Strong rental demand: homes near the sea are the first choice for holidaymakers, so they are easier to rent out in summer.
- Lasting value: good seafront land is limited, and homes with a protected sea view stay in demand.
Beachfront, sea view or near the sea?
These three terms are often mixed up in adverts, so it helps to know the difference before you start viewing.
- Beachfront: the project sits directly on the shore or has its own private beach area, with only a short walk to the water.
- Sea view: you can see the sea from your terrace or windows, often from a hillside or a higher floor, even if the beach is a short drive away.
- Near the sea: the beach is within walking or a short driving distance, which usually means more space for your budget.

The best coastal areas
- Long Beach, Iskele: a wide sandy beach of several kilometres with large resort projects, the most popular choice for holiday homes and rental income.
- Boğaz: a small fishing harbour north of Long Beach with calm water, fish restaurants and new beachfront projects.
- Esentepe: a green coastline between the mountains and the sea east of Kyrenia, with beachfront and sea-view projects and the 18-hole Korineum Golf & Country Club.
- Tatlısu: a quiet coastal village further east with wide sea views and a relaxed pace of life.
- Kyrenia: the historic harbour town with sea-view homes close to shops, schools, hospitals and restaurants, ideal for living here all year.

What to check before you buy by the sea
- Visit the beach at different times of day and ask how far it is on foot from your block.
- Check whether your sea view is likely to stay open or whether more buildings are planned in front.
- Ask what the annual site maintenance fee covers, such as pools, gardens, beach area, security and cleaning.
- Look at the quality of windows, balcony railings and air conditioning, because sea air and sun are strong on the coast.
- Ask your independent lawyer to check the land title, the building permit and any debts registered on the project.
- For off-plan homes, make sure the contract states the delivery date, the specification and the payment plan.

What foreign buyers can buy in 2026
Foreign buyers need permission to purchase from the Council of Ministers before the title deed is transferred into their name. Under Decree-Law 119/2026, published in the Official Gazette (No. 196) on 6 October 2026, a foreign individual can acquire up to three apartments, or one detached house on land of up to 3,300 m², or two villas in a complex, or one plot of up to 1,338 m² with one house. The sales contract must be registered at the Land Registry within one month.
For a full overview of the 2026 rules, read our guide to North Cyprus property law 2026.
The purchase costs are the same as for any other home: a 9% transfer fee for foreign buyers (for a first property, 6% when the contract is registered and 3% at the title deed transfer), 0.5% stamp duty and usually 5% VAT on new builds bought from a developer. Every step is explained in our complete guide on how to buy property in North Cyprus.
Apartment or villa by the sea?
A seaside apartment in a resort is easy to lock and leave and simple to rent out, while a villa gives you more space, a private garden and often a pool of your own. Read our guides to buying an apartment in North Cyprus and buying a villa in North Cyprus to compare both options.
